Building permits
The legality of any construction work or property development is directly related to the Preliminary Building Approval and the Building Permit, while –at the same time- it guarantees the completion of the project in accordance with the current safety regulations and the most up-to-date specifications.
MG PAPADOMARKAKIS’ group of engineers undertake all the procedures required for the issue of the Preliminary Building Approval and the Building Permit, they carry out all the necessary studies, and at the same time, they deal with the completion of the relevant dossier to be submitted for approval, collecting for you all the necessary supporting documents and taking all the necessary certificates, where appropriate. The procedure followed by our office contributes significantly to minimizing the time you would have to spend on actions required up to the full completion of the process.
For the Preliminary Building Approval, we carry out, collect and submit the following studies and supporting documents:
- Application with the commissioning- undertaking declarations and a check sheet by the owner or any person having a legal right.
- Topographic plan and construction plan.
- Receipts for contributions and taxes for engineering services rendered.
- Title deed and recent ownership certificate or cadastral extract for each property.
- Evidence of whether the existing structures are legal in case of addition, and certificates of approval by other authorities and administrative bodies, where required.
For the Building Permit, we carry out, collect and submit the following studies and supporting documents:
- Application with the commissioning- undertaking declarations and a check sheet by the owner or any person having a legal right.
- Architectural design, including also a passive fire protection study and a study on measures to improve accessibility for people with disabilities, where the following are required:
- Structural design
- Electromechanical installation study
- Building Energy Performance study
- Project scheduling study
- Plumbing and drainage system study
- Active fire protection study, validated by the competent Fire Department
- Fuel gas study, validated by the competent gas supply company
- Solemn declaration by the building services engineer
- Health and safety plan and file of the project, designating the head coordinator
- Notarial declaration of the provided parking spaces and certificate of its transcription into the land registry or its registration in the cadastral office. In case of parking lot purchase, proof of payment is submitted instead of the notarial deed
- Recital of paragraph 1, Article 3, Law 1577/1985 (A 210).
- Receipts for contribution and taxes for surveyor services rendered
